Concrete foundation walls are poured, slab drainage plumbing is installed, a water well is drilled, and an onsite septic system is installed, or municipal water and sewer lines are run. After the foundation slab concrete is poured bearing walls are built to provide strength and stability for the load points of the marriage walls.
A professional set crew uses a crane to lift the building sections into place onto the concrete foundation, bearing walls, and sill plates. Roof panels are lifted to the crew to build the roof, installing manufactured trusses behind knee walls and collar ties are used providing a large open attic for, accessed by a walk-up staircase package, closed off with a door for future use.
The power service is installed, and utilities are connected and finish work completes the home for occupancy.
While site work is progressing, the design is finalized and is sent to the building plant to go through a detailed engineering and review process to ensure IRC and local building code compliance and design specifications.
After engineered prints are stamped and HERS ratings are complete the building permit application for a single-family dwelling is submitted to the local building official for approval.
The framing through sheathing, rough electrical, rough plumbing, insulation, and drywall are built in sections, in a conditioned space with quality control in place. Windows and doors are also installed, weather tight, along with cabinetry, quartz countertops and other custom specification.
First, the Surveyor walks the land and the Soil Scientist performs perk tests to locate septic drain-field locations. Then, mindful of topography and soil findings, the lot layout and rough site plan allows the design process to begin. A home must fit the land. Foundation soils are then tested, and the engineered plan can be produced.
Next, upon the Erosion Department approval, the home site clearing begins by following the Engineer's Grading Plan. Erosion control measures are installed on the freshly cleared land.
Finally, the Responsible Land Disturbing Contractor excavates the home site in preparation for the Concrete Contractor to build the foundation.
